Tuff Shed ADU Builders in San Diego: What to Know First
Lodgewick ADU San Diego is an independent Tuff Shed service provider, and we convert Tuff Shed structures into fully permitted accessory dwelling units across San Diego. Most Tuff Shed ADU builds in San Diego run between $85,000 and $160,000 depending on foundation work, utility connections, and the model you’re starting with, and we give you a written price before any work begins. Turnaround typically runs 90 to 150 days from permit submission to final inspection, though prefab shell conversions on an existing slab can move faster. If you own a Tuff Shed and want to know whether it can become a legal ADU, call (619) 376-2760. We’ll walk the site, check the structure, and tell you straight what’s possible, what it costs, and what the city will require.
How Tuff Shed Products Fail – and How We Fix Them
We’ve worked on enough Tuff Shed conversions in San Diego to know exactly where these structures need reinforcement before they can pass a residential ADU inspection. Here’s what we run into most often, and what we do about it.
- Foundation undersizing on Premier Pro and Premier Tall Ranch models. Tuff Shed builds these on pressure-treated floor joists rated for storage or office use, not for a full-time dwelling with a kitchen and bath. The joist spacing is often 24 inches on center, and San Diego’s building code for ADUs requires 16 inches on center minimum with a heavier dead-load rating for tile, appliances, and water tanks. We see floor deflection within the first year on prefab shells placed directly on gravel pads. Our fix: we either add a mid-span beam and joist sisters under the existing floor, or in about half the cases we recommend lifting the shell and pouring a proper perimeter foundation with a 4-inch slab. That’s the difference between an unpermitted backyard office and a legal ADU you can rent out.
- Wall framing that doesn’t meet shear requirements. Tuff Shed’s standard wall studs are 2×4 at 24-inch spacing with minimal bracing. That’s fine for a shed. It is not fine for a dwelling in San Diego, where the city’s structural requirements look at seismic and wind loads even for detached ADUs. We add plywood shear panels to exterior walls, double up studs around window and door openings, and in some cases reframe portions of the shell before we run electrical or plumbing. This is not a step you skip, because the inspector won’t either.
- Roof structure rated for shingles, not for solar or heavier finishes. The Pro series roofs hold standard composition shingles fine. But homeowners who want solar panels, a metal roof, or a vaulted ceiling with insulation at the roof deck are asking that truss system to do more than it was designed for. We often add collar ties or replace the trusses with engineered ones when the plan includes solar. On the Sunrise model with its steeper pitch, we can sometimes reinforce rather than replace, but it depends on the condition of the truss plates and the age of the unit.
- Moisture intrusion at the sill plate and wall-to-floor connection. This is the one we see most on San Diego coastal properties, from Point Loma up through Carlsbad. Tuff Shed’s metal floor system handles ground moisture fine on its own, but once you add interior drywall, insulation, and bathroom fixtures, any gap at the sill becomes a condensation point. Black mold at the bottom of interior walls is the tell, and we’ve opened up more than a few during a conversion. The fix is flashing, sill gasket, and often replacing the bottom course of wall sheathing with pressure-treated material before the interior goes in.
- Undersized or missing egress windows. Tuff Shed windows are typically single-glazed and too small to meet California’s egress requirements for a bedroom. Every sleeping room in an ADU needs at least one window you can climb through in a fire. We replace the stock windows with dual-glazed, code-compliant units from Milgard or Jeld-Wen, reframe the opening, and flash it properly. This adds real cost, usually $1,800 to $3,200 per window depending on size, but it’s one of the first things a San Diego plan reviewer checks.
Our Tuff Shed ADU Builders Process
Here’s how a Tuff Shed conversion actually goes with our crew, step by step. We follow this on every job, and we tell you the same thing whether you’re calling from Chula Vista or La Mesa.
- 1
Site walk and structural assessment. We come to your property, inspect the Tuff Shed foundation, framing, roof, and existing condition. We’re checking for the failure points above, and we give you a straight answer: this shell can become an ADU, this one needs major work, or this one is better off replaced.
- 2
Written scope and price. Before we submit anything to the city, you get a written line-item price covering foundation work, framing reinforcement, utilities, finishes, and the permit package. No price changes at the door. If the scope changes mid-job because you add a closet or upgrade tile, we put that change in writing too before the crew touches it.
- 3
Plans and permits. We work with a San Diego draftsman and structural engineer who know Tuff Shed conversions. We submit the plans, pull permits, and schedule inspections. This is where the Kingswell Guarantee really matters: if a plan checker sends something back, we handle the revisions, and you don’t pay surprise fees for it.
- 4
Construction and systems rough-in. The crew reinforces the shell, runs plumbing and electrical, insulates, and gets the rough inspections passed. Background-checked, uniformed technicians on site every day, and the job site stays clean. We mean that literally, we tarp and sweep daily, and the neighbors on your San Diego street won’t hate you by week three.
- 5
Interior finishes and fixtures. Drywall, paint, flooring, kitchen, bath, lighting, and doors. You get a defined arrival window for every crew visit, not a “we’ll be there sometime this week.”
- 6
Final inspection and the Done Right Promise. The city signs off, we walk the finished ADU with you, and you get a written guarantee covering the build for 365 days. If something isn’t right in that year, we come back and fix it. Free return visit claimed, free return visit honored. That commitment is in writing before we ever swing a hammer.
What Tuff Shed ADU Builders Costs in San Diego

Here’s the honest price breakdown we give on a first call, because you shouldn’t need to book an appointment just to get a ballpark.
- Basic studio conversion (existing slab, minimal reinforcement): $85,000 – $105,000
- One-bedroom conversion with kitchen and full bath: $110,000 – $145,000
- Two-bedroom or larger conversion with upgraded finishes: $145,000 – $180,000
- Foundation replacement or new poured foundation under existing shell: plus $12,000 – $22,000
- Utility connection (sewer, water, electrical) where lines run far from the ADU: plus $8,000 – $18,000
What moves the price most in San Diego is the foundation condition and utility distances. A Tuff Shed sitting ten feet from your main sewer line is a different job than one in the far corner of a deep lot in Rancho Santa Fe. We give you a written price after the site walk, and that price doesn’t change unless you approve a change yourself. Call (619) 376-2760 to schedule the free estimate.
Why San Diego Homeowners Call Lodgewick ADU San Diego for Tuff Shed Work
We’re the ADU company of the Kingswell family, and we’ve been doing this since 2010. The Kingswell Way is simple: say the price before the work, show up in the window given, leave the place cleaner than found, put the guarantee in writing, come back if it fails. That last part is the 365-Day Done Right Promise, and it’s on every Tuff Shed conversion we do. A lodge, as it happens, is a small house on a larger property, which is exactly what an ADU is. We know Tuff Shed structures well enough to tell you what will pass and what won’t, and we also work with Abodu, Cover, and Dvele when a prefab ADU kit makes more sense for your lot than converting an existing shed. Russ Delmar has walked more San Diego backyards than he can count, from garage conversions in North Park to prefab installs near Balboa Park, and he’s the guy neighbors call when a previous contractor left a half-finished slab and a pile of excuses. A live person answers our phone 24/7, because when you have a question about your build or your guarantee, a voicemail loop doesn’t help.
FAQs

It can, and that’s worth knowing before you commit. Tuff Shed’s warranty covers the structure as delivered for its intended use as a shed or cabin. When you modify the building, reinforce framing, cut new window openings, and connect utilities, the manufacturer warranty typically no longer applies to those altered areas. Our written guarantee covers the conversion work we do for 365 days, and we’ll explain exactly where the manufacturer coverage ends and ours begins before you sign anything. Call (619) 376-2760 and we’ll walk you through it.
Most of the larger models can, including the Premier Pro, Premier Tall Ranch, and Sunrise series, but some of the smaller garden sheds are too small or too lightly framed to meet ADU requirements. The unit needs to meet minimum size standards, structural standards, and egress requirements. We tell you on the first visit whether your specific shed is a candidate, and if it isn’t, we’ll show you why rather than taking your money and finding out at inspection.
Plan on 90 to 150 days from permit submission to final inspection. Foundation work, utility trenching, and city plan-check timelines are the big variables, especially in San Diego neighborhoods where utility lines run long distances or the planning department is backed up. We give you a written timeline at the start, and we update you if an inspection date moves.
Sometimes, but not as often as people hope. You save on the shell and framing if the Tuff Shed is in good condition and properly built, but you still pay for foundation work, utilities, insulation, finishes, and permits. In some cases a new prefab ADU kit from Abodu or Cover comes out comparable once you factor in reinforcing an older shed. We price both options honestly and let you decide, because the cheapest path isn’t always the existing shed.
Yes. Every Tuff Shed conversion we do in San Diego is permitted, inspected, and signed off by the city before we hand you the keys. An unpermitted ADU can be flagged when you sell the home, and lenders don’t love surprises. We handle the permit package, the plan revisions, and the inspections, and that’s all part of the written price, not an add-on later.
