James Hardie Site Prep & Utilities: The San Diego Owner’s Guide

If you’re planning an ADU, garage conversion, or home addition in San Diego with James Hardie siding or trim, site prep and utility work typically runs $12,000 to $35,000 depending on your lot, access, and what the city requires. That includes grading, trenching, underground utility runs, drainage, and compacted base prep before the first wall panel ever goes up. Most San Diego homeowners discover their site prep is inadequate when a hardscape starts cracking, water pools against a foundation, or the utility stub-out is in the wrong place for their James Hardie-clad structure. None of those are cheap fixes after the fact.

Lodgewick ADU San Diego is an independent service provider, not affiliated with James Hardie. But we work with their siding and trim products on nearly every build we do in San Diego, which means we know exactly what the substrate, setbacks, and drainage underneath need to look like for that product to perform the way it’s supposed to here.

Which James Hardie Models This Applies To

Site prep and utilities aren’t model-specific in the way a replacement part is, but they’re absolutely product-specific. HardiePlank lap siding, HardiePanel vertical siding, HardieTrim boards, and HardieSoften soffit all have different overhang, clearance, and flashing requirements that start below grade. The substrate your wall panels attach to needs to be dead level within 1/8 inch over 8 feet, and the soil beneath that substrate needs proper compaction and drainage, especially in San Diego’s clay-heavy canyon neighborhoods like Mission Hills or Kensington.

The compatibility gotcha most owners hit is this: James Hardie products require a minimum 6-inch clearance between the bottom edge of siding and finished grade. If your site prep leaves you with soil too high against the wall, the siding wicks moisture and voids the product warranty. We measure this on every walkthrough because we’ve seen plenty of finished garage conversions where the siding was already failing at the bottom edge within a year.

When it comes to OEM versus aftermarket, there’s no such thing as an aftermarket James Hardie panel. The products are the products. But the site prep components, drain rock, vapor barriers, trenching depth, cleanout placement, those are specified by your San Diego engineer or project drawings, and we match them to the exact James Hardie system you’re using.

Signs Your James Hardie Site Prep & Utilities Is Failing

  • Water staining or efflorescence on the bottom 6 inches of siding. This almost always means the grade is too high or drainage is too flat. The soil stays wet, the siding wicks it, and the paint or ColorPlus finish starts to fail. In San Diego’s winter rains, this shows up within one season.
  • Cracks in concrete flatwork near the foundation. If the compacted base wasn’t done right, the slab moves. That movement transfers to whatever structure sits on it, and the James Hardie panels are stiff enough that they’ll telegraph the stress as visible cracks at joints.
  • Utility stub-outs in the wrong location. We’ve walked onto San Diego lots where the electrical trench was dug on the wrong side of the planned ADU, and the homeowner was told it’d be “fine” to run conduit along the exterior. It isn’t. It looks bad, it fails inspection, and it means re-trenching.
  • Water pooling after rain. San Diego doesn’t get much rain, but when it comes, it comes hard. If your lot holds water for more than 24 hours, the base under your James Hardie-clad structure is slowly degrading.
  • Settling or tilting of the structure itself. Backyard ADUs in San Diego sit on varied soil, decomposed granite in some areas, expansive clay in others. Without proper compaction tests and sometimes soil amendment, you’ll see doors start to stick and gaps open at trim joints within the first two years.

Replacement Cost & What’s Included

A utility trench with new sewer pipe and conduit

Full site prep and utility installation for a James Hardie-clad ADU or addition in San Diego generally runs $12,000 to $35,000. The range is driven by access, soil conditions, trenching distance, and whether you need a new electrical panel or water meter upgrade.

Here’s what that looks like in typical line items:

  • Grading and excavation: $3,500 to $9,000 depending on slope and access. A backyard with 30 feet of side yard access is a different job than one where we’re hand-digging next to a retaining wall.
  • Trenching and underground utilities: $4,000 to $12,000. Electrical, water, and sewer or septic connection. Trench depth in San Diego is typically 18 inches for electrical, 12 to 18 for water depending on jurisdiction, and sewer slope is code-mandated.
  • Drainage and base prep: $2,500 to $7,000. This includes drainage rock, filter fabric, compaction, and sometimes a retaining wall if your lot changes grade.
  • Permits and inspections: $1,500 to $4,500 depending on the city. San Diego, Chula Vista, La Mesa, and unincorporated county all have different fee schedules.

Every Lodgewick ADU San Diego project gets a written price before work starts. Not an estimate, a written price. If the scope doesn’t change, the price doesn’t change. And the work carries the Kingswell Guarantee: if it’s not done right within 365 days, we come back and make it right, in writing, before we ever put a shovel in the ground.

DIY or Call Us?

Site prep and utility work isn’t a weekend DIY job, and I’ll say that plainly. Trenching for electrical and gas means working near live utility lines, and San Diego has some of the strictest inspection requirements in California. That said, there are things you can do before calling anyone: mark where you think the structure will go, check your lot’s existing drainage patterns after the next rain, and look at where your current utility connections sit relative to that spot. That tells you a lot about cost before anyone even comes out.

What you shouldn’t do is rent a trencher and start digging. We’ve repaired enough hand-dug electrical trenches in San Diego to know that a failed inspection costs more than doing it right the first time. If you want to walk the site together and talk through what your lot actually needs, call us at (619) 376-2760. I’ll give you a straight answer and a real number.
