Abodu New Detached ADU: The San Diego Owner’s Guide
We stock and install replacement parts for Abodu new detached ADUs throughout San Diego, with most hardware and component swaps running $220 – $780 installed depending on the part and your unit’s build year. If you’re dealing with a failed latch, a misaligned door, dry-rotted weather stripping, or a cracked window seal on your Abodu unit, we typically carry the OEM-spec replacement on our truck or can have it within two business days. The most common discovery moment we hear from San Diego owners: a door that suddenly won’t close flush after a rain, or a window that fogs between the panes when the marine layer rolls through Point Loma.
Abodu builds their detached units differently than most prefab manufacturers, and the parts reflect that. We know which components Abodu used on which model years because we’ve been inside enough of them across San Diego to see the changes firsthand.
Which Abodu Models This Applies To

Abodu’s new detached ADU lineup includes the Studio, One Bedroom, and Two Bedroom models, each built in their factory and craned onto San Diego lots as a complete unit. Most of the parts that fail on these units, door hardware, window assemblies, exterior trim, ventilation components, and threshold seals, are common across all three models within the same build year. The compatibility gotcha: Abodu switched window suppliers in late 2022, so a 2021 unit and a 2023 unit of the same model may use different glazing dimensions even though the rough opening looks identical. If you can find the small white label on the inside edge of the door frame or the window sash, the serial number there tells us exactly which manufacturer and batch your part came from.
We source OEM parts directly from Abodu’s hardware suppliers when available, and we also keep quality aftermarket equivalents for the wear items, like door seals, weather stripping, and latch sets, that perform identically or better for less money. For structural or glazing components, we recommend OEM-spec only. The cheap aftermarket window gaskets we’ve pulled off other San Diego ADUs don’t hold up to our UV exposure, and they fail again within a year or two.
Signs Your Abodu New Detached ADU Is Failing
- Door won’t close flush against the frame. The factory-installed adjustable hinge plates drift over time, especially on units that settle slightly after craning. The fix is usually a hinge adjustment or a new latch strike, not a new door.
- Visible daylight or drafts around the door edges. The Abodu-spec foam weather seal compresses permanently after a few hot San Diego summers. Once it loses its memory, air and moisture get through even with the door fully latched.
- Condensation trapped between window panes. This is a failed insulated glazing seal. In coastal San Diego neighborhoods like Ocean Beach or La Jolla, salt air accelerates seal failure. The glass unit gets replaced, not the whole window frame.
- Water staining on interior walls or ceiling. On Abodu units, the most common sources are loose roof flashing penetrations or dried-out caulk at the wall-roof junction. Small leaks compound quickly in a 400-square-foot space, so this one deserves immediate attention.
- Ventilation fan runs but barely moves air. The exhaust damper flap on the exterior wall sometimes sticks or corrodes near the coast. San Diego’s salt air is rough on those cheap flapper valves, and a stuck damper means hot shower steam has nowhere to go.
Replacement Cost & What’s Included

Here’s honest San Diego pricing for the common Abodu repair parts we install:
- Door latch or strike replacement: $120 – $260 installed
- Full weather seal and threshold replacement: $180 – $340 installed
- Window glazing unit replacement (standard size): $250 – $520 installed per unit
- Exterior caulk and flashing repair: $220 – $450 installed
- Exhaust damper replacement: $110 – $230 installed
Every quote includes the part, labor, and a written line item breakdown before work starts. There’s no change order surprise at the end of the job. If a failed part causes secondary damage that we find when we’re in there, we stop, show you the problem with photos, and give you a written price to address it before we touch anything else. That’s the only way we’d want a contractor to handle it at our own homes.
DIY or Call Us?
Some things an owner can safely check: a door that’s binding on the strike plate is often just a loose hinge screw, and you can confirm that with a screwdriver. A ventilation fan that’s noisy but moving air might just need a cleaning. But if you have water staining, failed window seals, or a door that’s shifted out of square, those are structural and flashing issues that get expensive fast when they’re misdiagnosed. If the fix is done wrong, water finds its way into the wall cavity and Southern California’s mild climate means mold doesn’t announce itself until it’s well established.

FAQs

Expect three to five years in most San Diego climates, and closer to three years if your unit is within a mile or two of the coast, where salt air and constant sun exposure break down the foam faster. If you’re seeing daylight or feeling a draft, that seal is done. Call (619) 376-2760 and we’ll give you a replacement price over the phone.
The insulated glass unit itself gets replaced, not the entire window frame. We remove the failed glazing unit, put in a new sealed unit that matches the original dimensions, and re-secure the sash. Call (619) 376-2760 for pricing on your specific window size.
Most hardware and seal replacements take one to two hours on site, assuming the part is in stock. Glazing replacements are usually a two-visit job: we measure and order the unit, then return to install once the glass arrives. We’ll give you a written arrival window before we come out.
We stock the common wear items, door hardware, weather stripping, thresholds, and exhaust dampers, on our truck. For glazing and model-specific components, we order from Abodu’s hardware suppliers and typically have the part within two business days. We’ll tell you upfront which situation applies to your unit before you commit to anything.
