James Hardie New Detached ADU: The San Diego Owner’s Guide

If you’re planning a new detached ADU in San Diego clad in James Hardie siding, the full build typically lands between $280,000 and $385,000 for a 600 to 750 square foot unit, and we install it from slab to final inspection. Most owners reach out after a previous contractor priced the project, then walked away when permit revisions got complicated, or after they realized their lot’s setback requirements from the coastal zone add layers most builders won’t touch. A James Hardie-clad ADU should last 40-plus years here, but only when the framing, flashing, and Hardie installation are done right the first time.

Here’s what we’ve learned from building these across San Diego neighborhoods: the Hardie siding itself rarely fails. What fails is the installation underneath it, and by the time you see water staining at the bottom edge of a lap joint near a window, the wall cavity has already been wet for months. This page tells you what to look for, what it costs to build it correctly from the start, and what it takes to fix a Hardie-clad ADU that was done wrong.

Which James Hardie Models This Applies To

A new modern ADU with wood cladding

For a new detached ADU in San Diego, we work primarily with three James Hardie lines: HardiePlank lap siding, HardiePanel vertical siding, and HardieTrim boards. Most San Diego homeowners choose a mix. For example, a garage conversion in North Park might pair HardiePlank in Smooth finish on the front elevation with HardiePanel Stucco finish on the side walls facing a neighbor’s fence, then trim windows with HardieTrim in a 1×4 profile.

The compatibility gotcha that trips up first-time ADU builders: HardiePanel and HardiePlank cannot be butt-jointed directly against each other without a metal flashing or a sealed gap, and the trim you choose must be the same thickness as the panel you’re joining, or the transition reads wrong and leaks. We’ve fixed a corner joint on a detached unit near Balboa Park where the previous crew used off-the-shelf wood trim against HardiePanel, and the wood swelled in the first coastal winter. James Hardie products are engineered to work together, not with whatever’s on sale at the lumberyard.

OEM James Hardie siding comes with a 30-year limited product warranty, but that warranty assumes installation per Hardie’s published specs. We use OEM Hardie product on every new build, no aftermarket substitutions. It’s not worth saving a few hundred dollars on siding that carries a third of the warranty and performs differently under San Diego sun.

Signs Your James Hardie New Detached ADU Is Failing

Even new construction can fail early if the original crew cut corners. Here’s what we see on San Diego ADUs built in the last five to ten years:

  • Bottom-edge swelling on HardiePlank lap siding. This means the first course was installed too close to grade, or the metal Z-flashing behind it is missing or too short. Water wicks up, the plank swells, and the paint pops within two seasons.
  • Cracked butt joints at vertical seams. Hardie requires a gap at every seam that gets caulked. When installers butt planks tight, thermal expansion in San Diego’s inland heat pushes them together, and the joint cracks. That crack is a straight shot for water to the sheathing.”
  • Leaking at window and door trim intersections. HardieTrim must overlap HardiePlank with a specific overlap depth, and the flashing behind it needs to be a metal head flashing, not just caulk. We see units in San Diego where the caulk was the only barrier, and the window frame rots from the top down.
  • Wavy siding or visible nail heads on the face. Hardie is heavy. If the installer used standard roofing nails instead of structural fasteners, or under-framed the wall, the siding sags and the face nails pop. This is a structural signal, not just a cosmetic one.
  • Fading or chalking paint after three to five years. Hardie’s factory finish, ColorPlus, holds longer than field-applied paint, but if the original builder sprayed a cheap exterior paint over primed Hardie instead of spec’ing ColorPlus, you’ll see chalk on your hand when you touch it after just a few years.

Replacement Cost & What’s Included

The bedroom inside a new ADU

For a new detached ADU with James Hardie siding in San Diego, the total project cost breaks down roughly like this:

  • Site prep, foundation, and slab: $35,000 to $55,000 depending on soil and access
  • Framing and structural shell: $60,000 to $90,000
  • James Hardie siding, trim, and flashing: $28,000 to $42,000 installed
  • Roofing and waterproofing: $18,000 to $30,000
  • Windows, doors, and rough plumbing/electrical: $35,000 to $50,000
  • Interior finishes, fixtures, and paint: $55,000 to $80,000
  • Permits, plans, and city fees: $12,000 to $20,000

Every number goes in writing before we start. The Kingswell Guarantee applies to the whole build, but specifically for the Hardie portion: if the siding fails or leaks within the guarantee period, we come back and fix it, free of charge. That’s the 365-Day Done Right Promise, and we hand you the written guarantee before the first foundation form goes up.

DIY or Call Us?

If your existing Hardie-clad ADU is showing signs of water intrusion, you can safely do the visual checks yourself: look at the bottom edge clearance of the first siding course, shine a flashlight into the butt joints to see if they’re gapped or cracked, and run your hand under the window trim to feel for crumbling caulk. What you shouldn’t do is pull off siding to look behind it, because once you disturb the flashing, you’ve broken whatever water seal was there, and now you’ve got an open wall cavity until it’s put back correctly.

If you’re planning a new detached ADU, the DIY conversation doesn’t apply to the Hardie installation. This is not a weekend siding project. Hardie is heavy, the flashing details are specific, and San Diego building inspectors check the installation against the Hardie specs. We’ve been called to fix enough DIY Hardie attempts in this city to tell you honestly: the materials cost the same whether we do it right or a homeowner does it wrong, but the fix later costs triple.
