James Hardie Home Addition Contractor in San Diego: What to Know First

We’re an independent James Hardie home addition contractor serving San Diego, and here’s the straight answer: a James Hardie-clad room addition or second story in San Diego typically runs $185 – $320 per square foot depending on whether we’re matching HardiePlank lap siding, HardiePanel vertical siding, or HardieShingle, plus the structural, electrical, and permit work underneath. Most additions take 10 – 18 weeks from permit submission to final inspection, and we put the full written price in your hands before any work begins. No change-order surprises at the door.

This page is for San Diego homeowners who already know James Hardie siding holds up better than wood or stucco in coastal air, and want an addition that matches both the product and the look. If you’ve got a James Hardie home in North Park, Clairemont, or University Heights and you’re planning a bump-out, garage addition, or ADU, call us at (619) 376-2760 for a free estimate.

How James Hardie Products Fail – and How We Fix Them

James Hardie fiber cement is tougher than most siding, but it’s not bulletproof. Here’s what we see on additions and tie-ins across San Diego, and what we do about it.

  • HardiePlank lap siding wicking water at butt joints. The factory finish is baked on, but the cut ends are raw. When a previous contractor butted planks tight instead of leaving the specified 1/8-inch gap with caulk, San Diego’s marine layer in Point Loma and Ocean Beach drives moisture into the core. The plank swells, the paint bubbles, and over time the lower edge softens. We cut back to sound material, install proper joint flashing, and match with either OEM HardieTrim batten or a quality aftermarket trim board rated for fiber cement contact.
  • HardiePanel delamination at ground contact. HardiePanel vertical siding is a common choice for garage additions and ADU exteriors. The problem: installers sometimes run it too close to grade. Hardie requires 6 inches of clearance between the bottom edge and soil. In neighborhoods like Mission Hills where lots are sloped, we’ll find panels sitting an inch off the dirt, wicking moisture and starting to bloom at the bottom. Fix is a fiber-cement-compatible Z-flashing retrofit or cutting the panel bottom and adding a weep screed. It’s tedious but it stops the failure permanently.
  • HardieShingle cracking at fastener points in high-wind areas. Cabrillo Point, Sunset Cliffs, and the 8 corridor see real gusts. If the original installer over-drove nails, the shingles crack around the fastener head first. HardieShingle is more brittle than lap siding. We replace damaged shingles and use the correct ring-shank nails at the proper depth with face nailing only on the outermost courses. Pre-drilling corners on replacement shingles saves a lot of callbacks.
  • ColorPlus finish fading unevenly where an addition meets the original walls. We’ll get calls from Rancho Peñasquitos homeowners who added a wing five years ago and now the new section’s ColorPlus finish has faded differently than the old. It usually comes down to a different paint batch, a different UV load on that wall orientation, or aftermarket touch-up paint instead of Hardie’s ColorPlus system. We can’t reverse manufacturer batch differences, but we can re-coat the addition to blend with a factory-matched system, or clad the addition with a complimentary Hardie line so the contrast looks intentional.
  • Trim and fascia rot around James Hardie siding after a roof-tie-in leak. When a room addition butts into an existing roofline, the storm-proofing at the transition is where shortcuts show up first. In Clairemont and Serra Mesa, we regularly pull off metal fascia that’s been flashed wrong and find the HardieTrim board behind it waterlogged. The HardieTrim isn’t actually the weak point – it’s getting blamed for a flashing failure. We re-flash the junction properly, replace the trim with true HardieTrim or Azek fiber-cement-compatible board, and seal the gap.

Our James Hardie Home Addition Contractor Process

Every James Hardie addition we build in San Diego follows the same order of operations. No skipped steps, no fuzzy hand-off between trades.

  1. 1
Site walk and measurement. Russ Delmar walks the property with you, measures the tie-in points, checks the existing Hardie installation for signs of trouble we’ll need to address, and takes photos for the permit set.
  2. 2
Written scope and price. Before anything gets nailed, you get a line-item price covering framing, sheathing, waterproofing, Hardie installation, trim, paint or ColorPlus, and all permit fees. The Kingswell Guarantee means that number doesn’t move unless you change what you want.
  3. 3
Permit submission. We draw and submit the plans to San Diego’s Development Services Department. Most simple additions clear plan check in 4 – 8 weeks. We handle corrections directly with the reviewer.
  4. 4
Framing and rough inspection. Crew frames the addition, sets the roof tie-in, and gets the rough inspection signed off before we insulate and close up.
  5. 5
Hardie installation and flashing. Sheathing goes on, then the WRB layer, then the Hardie product with proper gaps, flashing at every transition, and either a factory ColorPlus match or a site-applied coating system. We walk you through the details before paint goes on.
  6. 6
Final inspection and cleanup. City signs off, we do a full debris sweep, and you get your written 365-Day Done Right Promise in hand – if any Hardie board fails or comes loose within the year, we come back and fix it, free.

What James Hardie Home Addition Contractor Costs in San Diego

A single-story rear room addition with tall windows and a new patio

Here’s what we tell homeowners on the first call, so you don’t have to call five companies to get a real number.

  • Room addition with HardiePlank lap siding (200 – 400 sq ft): $38,000 – $90,000, with siding itself at $6 – $10 per square foot installed for lap or panel, and the rest in framing, foundation, electrical, and drywall.
  • Second story addition with HardiePanel vertical siding (600 – 1,000 sq ft): $120,000 – $280,000 depending on roof complexity, stairwell integration, and structural upgrades to the existing first floor.
  • Bump-out addition with HardieShingle or HardiePanel: $30,000 – $75,000 for a typical 8 – 12 ft extension.
  • Garage addition with Hardie exterior package: $45,000 – $120,000 depending on whether we’re adding a bedroom, bathroom, or laundry zone.

What moves the price most in San Diego: the tie-in condition (bad flashing or rot at the existing wall costs extra to fix before we can add on), the Hardie line you’re matching, and whether the addition triggers structural upgrades under current California Residential Code. Call (619) 376-2760 and we’ll give you a real cost range on the first call, not a vague “it depends.”

Why San Diego Homeowners Call Lodgewick ADU San Diego for James Hardie Work

Most of our addition clients came to us after another contractor disappeared mid-project or handed them a change order on day three. We work under The Kingswell Guantee in plain terms: a written price before any work starts, a defined arrival window for every crew day, a clean job site at the end of each week, and a written 365-Day Done Right Promise on every project. If work fails within the year – a Hardie board cracks, a flashing joint leaks – we’re back out, free. Our crew also knows the full range of options when Hardie isn’t the only answer: we work regularly with Abodu, Cover, and Dvele prefab systems, so if a modular ADU shell wrapped in your choice of cladding makes more sense for your lot and timeline, we’ll tell you that before quoting the stick-built route. A live person answers our phones 24/7, including Russ Delmar when he’s not on a ladder.
