Mighty Buildings New Detached ADU: The San Diego Owner’s Guide
If you own a Mighty Buildings detached ADU in San Diego and a structural panel, window assembly, or envelope component has failed, here’s the straight answer: we stock Mighty Buildings-compatible replacement parts locally, and a typical panel or component replacement runs between $900 and $4,200 installed depending on what failed and how accessible it is. Most owners discover the problem the same way: a hairline crack that widened after a Santa Ana wind event, a window that no longer seals, or a roof joint that started weeping during last winter’s atmospheric rivers. We can usually diagnose the failure on the first visit and have the part ordered or pulled from stock the same week.
Lodgewick ADU San Diego is an independent service provider. We’re not affiliated with Mighty Buildings, but we’ve worked on enough of their units across San Diego County to know exactly which panel series, window spec, and sealant system your build used, and what’s most likely to fail first in our coastal climate.
Which Mighty Buildings Models This Applies To

Mighty Buildings has produced several iterations of their 3D-printed and panelized detached ADU shells, and the part compatibility depends on which generation you own. The early production runs, roughly 2020 through 2022, used a composite stone panel system with integrated insulation that’s no longer manufactured in the original formulation. If your ADU was delivered during that window, replacement panels now come from Mighty Buildings’ current supplier or a quality aftermarket equivalent, and the mounting channel dimensions can differ by a few millimeters, which means a straight swap sometimes requires a small adapter strip that we fabricate on site.
To identify your exact panel or component, check the serial plate inside the electrical panel door or on the underside of the roof eave. The second set of digits indicates the production series. If the plate’s gone, measure the panel thickness, it’ll be 4.5 inches on early units and closer to 5.25 inches on current builds, and send us a photo of the failed area. That tells us more than a model name ever will.
For window and door openings, the rough opening dimensions are consistent across most Mighty Buildings detached units, but the flashing detail changed after 2023. If you have a pre-2023 unit with an original window that’s fogged or leaking, we typically recommend replacing it with a current-generation unit and updating the flashing rather than chasing an obsolete part. For the composite panels themselves, genuine Mighty Buildings panels are the default when available; when lead times stretch past three weeks, we offer a marine-grade composite aftermarket panel with the same R-value and a written guarantee on the fit.
Signs Your Mighty Buildings New Detached ADU Is Failing
- Hairline cracks at panel joints with white mineral staining below them. This is the classic early signal on San Diego units. The staining is leached polymer from the panel coating, and it means water is getting behind the panel and migrating down the wall cavity. Left alone, it gets into the floor track and starts rusting the anchor bolts.
- A musty smell inside the ADU that gets stronger after rain. That odor usually points to a failed roof-to-wall junction seal, especially on the side that faces the prevailing wind. On San Diego lots near the coast, the salt air accelerates sealant breakdown faster than manufacturers anticipate.
- Windows that fog between the panes or condensation on the inside glass every morning. The factory sealed glazing units on older Mighty Buildings ADUs weren’t spec’d for full western sun exposure. Once the desiccant inside the double pane is saturated, the glass unit is done, and the fix is a new sash or a full window replacement, not a repair.
- Doors that stick in winter and swing free in summer. Foundation settlement is real on San Diego’s clay-heavy soils, and a detached unit on a slab can shift enough to rack a door frame by an eighth of an inch over a few years. It reads as a door problem, but the actual cause is usually a corner of the slab that’s settled and needs shimming at the frame base.
- Visible rust on the exterior panel fastener heads. The fasteners on some production runs weren’t stainless. Once the coating fails, the fastener heads rust, and the panel no longer pulls tight to the frame. On coastal lots in Point Loma or Imperial Beach, we see this within four years. Inland, it takes longer but still happens.
Replacement Cost & What’s Included

Here’s what you should expect to pay for a Mighty Buildings ADU repair in San Diego, installed with the part and labor together:
- Single exterior panel replacement: $900 to $1,600, depending on panel height and whether we need an adapter strip.
- Window assembly replacement (standard 36×48 opening): $1,100 to $1,900, including flashing update and interior trim if needed.
- Full wall section rebuild (two or more adjacent panels with water damage behind them): $3,200 to $4,200, including framing repairs and new insulation.
- Roof-to-wall junction reseal (single side): $600 to $1,100, using marine-grade sealant rated for UV and salt exposure.
The range comes down to access, the condition of what’s behind the failed part, and whether we’re matching an original Mighty Buildings panel or installing a quality aftermarket equivalent. Every quote is a written, line-item price before we touch anything, and the labor is covered by our 365-Day Done Right Promise. If it fails within the year, we come back and make it right at no charge.
DIY or Call Us?
Let’s be honest about this. Some things are worth checking yourself, and some are not. You can safely inspect for visual cracks, check the window seals, and look for rust on fastener heads. That tells you what you’re dealing with and helps us quote faster when you call. You should not attempt to remove a structural panel yourself. These panels carry the wall load, and pulling one without proper bracing can destabilize the wall section above it. Russ Delmar grew up handing up lumber on his dad’s framing crew, and the one thing he learned early is that structural work is not the place to figure things out as you go. We’ve fixed enough DIY panel removals that ended with a sagging roof edge to say this plainly: if the failed part is load-bearing, leave it alone and call us at (619) 376-2760. If it’s a window or a cosmetic trim piece, take your measurements and call us anyway for a straight answer on parts.
FAQs

In coastal San Diego neighborhoods, expect 8 to 15 years from the exterior sealant system and 10 to 20 from the structural panels themselves, but windows and roof junctions typically show failure first, often inside the first decade. Salt air, UV, and the thermal cycling from our hot days and cool nights wear the coating and sealants faster than inland installations. If you’re within five miles of the coast, plan on resealing roof-to-wall junctions about every 7 to 10 years. Call (619) 376-2760 and we’ll tell you honestly whether your specific unit needs attention now or has years left.
Small surface cracks up to about 6 inches can sometimes be stabilized with the right structural adhesive and a color-matched patch, but any crack that runs edge to edge, shows mineral staining, or connects two panel fasteners means the panel’s done. Patch jobs on structural panels always come back, which is why we don’t offer them as a permanent fix on load-bearing walls. If you’re not sure which category yours falls into, call us with a photo and we’ll tell you straight.
A single window swap is typically a half-day job once the part is in hand, and a single panel replacement usually takes one full day including resealing the seams. Full wall section rebuilds run two to three days because we let the sealant cure properly between steps. We’ll give you the timeline in writing when we quote, and we show up in the window we give you.
We keep common replacement window assemblies, sealant systems, and panel fasteners on hand for the most common Mighty Buildings configurations. Full structural panels are usually ordered per job because each unit’s panel dimensions and series vary enough that stocking every size doesn’t make sense. When we order, we tell you the lead time before you commit to anything. We also carry parts for Abodu, Cover, and Dvele units, so if you have a mixed set of prefab structures on your property, one call covers it.
If your Mighty Buildings detached ADU has a failing panel, window, or seal, don’t wait until the next rain finds the gap. Call Lodgewick ADU San Diego at (619) 376-2760 for a free estimate. Tell me what you’re hoping to build, and I’ll tell you what it actually takes, cost, timeline, and all the permit steps, before you spend a dime.
