Dvele Garage Conversion ADU: The San Diego Owner’s Guide
We stock and install Dvele-compatible garage conversion ADU components across San Diego, with most replacement jobs running $850 to $2,400 installed depending on the part and your Dvele model year. Most homeowners discover a problem the same way: a door that suddenly won’t seal, a panel that’s warped after a coastal humidity stretch, or a window cassette that no longer locks flush. If your Dvele unit is showing wear, we can typically diagnose it over the phone and bring the right part on the first trip.
We’re an independent San Diego ADU contractor, not affiliated with Dvele corporate. That means we don’t wait on factory authorization to source parts. When Dvele’s proprietary hardware is backordered or discontinued, we match the specs and install a quality equivalent. When you call (619) 376-2760, Russ Delmar or a crew lead walks through what you’re seeing and gives you a real cost range before anyone rolls a truck.
Which Dvele Models This Applies To

Dvele garage conversion ADUs in San Diego generally fall into two hardware generations. Gen 1 units (2018 – 2022) use standard-size window cassettes and surface-mount door tracks that are easier to match with aftermarket equivalents. Gen 2 units (2023 and newer) use Dvele’s flush-integrated window frames and a low-profile threshold system, both of which have tighter tolerances. The tell: Gen 2 frames have a small etched DVE-2 marking on the lower-right corner of the window cassette. No marking, it’s Gen 1.
The part most San Diego owners need is the garage door seal and threshold assembly. Dvele’s spec calls for a 3⅛-inch floor channel with a compression gasket rated to 140°F. In a Mission Valley summer, that threshold sees direct afternoon sun and can crack within four to five years. We keep the factory-spec seal and two aftermarket options on the truck, both rated for the same temperature range. The OEM gasket runs about $95 for the part alone; the aftermarket equivalent runs $40 and has held up equally well in our installs. For window cassettes, the critical measurement is the frame depth: 2¾ inches on Gen 1, 3⅛ on Gen 2. Ordering the wrong depth is the most common compatibility mistake we see from homeowners who try to source parts themselves.
Signs Your Dvele Garage Conversion ADU Is Failing
- Gap under the garage door on one side. The compression gasket has lost its memory and can’t rebound. You’ll feel a draft and see daylight along the slab edge. This is the number-one failure we see in San Diego, especially on west-facing units in Point Loma and Ocean Beach where salt air accelerates the rubber breakdown.
- Window cassette won’t lock or the handle spins without engaging. The interior lock cam has worn down or the cassette drifted out of square from slab settling. We see this most often in older San Diego neighborhoods with expansive clay soil, like Clairemont and parts of Normal Heights.
- Condensation fog between the window panes. The cassette’s seal has failed and moisture is inside the glazing unit. Once fog appears, the thermal performance is done. This isn’t repairable in place; the cassette needs replacing.
- The wall panel seam has opened up or the exterior panel is bowing outward. This is usually a fastening or substrate issue behind the panel, not the panel itself. In San Diego’s dry-wet seasonal swing, the panel expands and contracts. If the original fasteners were over-torqued, the panel will warp within two to three years.
- Garage door stutters or binds about halfway up the track. The Dvele track system uses nylon rollers in a galvanized channel. Coastal corrosion can pit the channel, and the roller catches. If it’s just the rollers, swap is quick. If the channel itself is pitted, the whole track run needs replacing.
None of these symptoms improve on their own. If you’ve got one, the free fix is taking a photo and calling us. We’ll tell you honestly whether you’re looking at a hundred-dollar part or a two-thousand-dollar replacement before we schedule anything.
Replacement Cost & What’s Included

Here’s what we charge in San Diego for the most common Dvele garage conversion ADU part replacements, parts and labor included:
- Threshold gasket replacement: $145 – $260, including removal of the old gasket, channel cleaning, and installation. Takes about 45 minutes.
- Window cassette replacement: $380 – $720 per window, depending on size and whether the frame is Gen 1 or Gen 2. This includes full removal, new flashing, and re-sealing.
- Garage door roller and hinge kit: $220 – $400. We replace all rollers and hinges in one pass rather than one at a time, which is cheaper long-term.
- Full track replacement (single-car door): $750 – $1,100. Includes new galvanized channel, brackets, and alignment.
- Wall panel re-securing or fastening repair: $850 – $2,400, depending on how many panels are affected and whether substrate repair is needed. This is the widest range because we don’t know what’s behind the panel until we open it up. We tell you that before we start.
Every one of these jobs comes with a written price before we begin, and the work is covered under the 365-Day Done Right Promise. If the part fails or the install doesn’t hold within a year, we come back and make it right at no charge. That’s in writing on every invoice.
DIY or Call Us?
Here’s the honest split. The threshold gasket is something a patient homeowner can handle with a utility knife and about an hour. We’ll even sell you the gasket and talk you through it if you’re comfortable. Window cassettes and garage door track work are different. The cassettes are heavy, the glass is tempered but still sheet glass, and dropping one mid-install is a trip to urgent care. The door tracks carry the full tension of the door assembly, and the springs under load can do serious damage to a hand or face if they let go. We’ve cleaned up after enough DIY track failures that we always say the same thing: if it involves springs, tracks, or overhead weight, call us. The diagnostic call costs nothing. Call (619) 376-2760.
FAQs

Four to six years is typical for a Dvele threshold gasket in San Diego, though west-facing coastal units may see cracking at the three-year mark due to sun and salt exposure. We recommend checking the seal each fall before the wet season. Call (619) 376-2760 if you’re seeing daylight through the gap.
If the failure is a lock cam or a hinge, that’s a repair. If there’s fog between the panes or the frame itself is warped, the cassette needs replacing, because the glazing unit is sealed as one piece. We’ll tell you which one you’ve got with a photo before you spend anything. Call (619) 376-2760.
Most Dvele ADU part replacements in San Diego take between 45 minutes and a half day. A threshold gasket is under an hour. A full track replacement runs about half a day. Wall panel work that uncovers substrate damage can stretch to two days, and we’ll tell you that before we open the panel.
We stock the common parts on the truck: threshold gaskets, door rollers, hinges, track brackets, and window cassette lock sets. Less common items, like a full Gen 2 window cassette or complete track run, are ordered and arrive within three to five business days. We don’t use the word “stock” loosely; if we say it’s on the truck, it’s on the truck.
If your Dvele garage conversion ADU is showing wear, call (619) 376-2760 and tell Russ what you’re seeing. We’ll give you a straight answer on cost and a real price before anyone steps foot on your property. Estimates are free, and so is the advice.
