Why San Diego Homeowners Choose Cover ADU
Cover builds precision steel-panel ADUs out of its Gardena factory, and when one of those units needs service, repair, or a proper re-install on a San Diego lot, we’re the independent crew homeowners call. We provide factory-informed San Diego Cover service across San Diego County, from torque checks and seam re-sealing to full foundation re-anchoring and Title 24 energy compliance work. We’re not affiliated with or authorized by Cover, and we’ll tell you that straight. What we bring is something different: years of hands-on repair logs on Cover S, G, L, and T Series units, plus a written price before any work starts and a 365-Day Done Right Promise in writing on every job. Call (619) 376-2760 to talk through what your Cover unit needs.
Why Trust Lodgewick ADU San Diego for Your Cover ADU?
Cover builds a tight, precision unit. But San Diego does things to those units that a factory test bay never sees. Coastal salt air works on the panel seams. Canyon winds push and pull on the steel frame. Hillside slabs settle in ways that loosen anchor bolts. Russ Delmar, our owner, grew up handing lumber to his dad’s framing crew in the San Gabriel Valley and trained in construction technology at Los Angeles Trade-Technical College, where he learned the permitting and structural side of residential builds the slow way. For the past several years, he and our crew have worked on Cover homes from Cover in Chula Vista to Oceanside. We keep logs of every Cover job: torque values, moisture intrusion points, ECM diagnostic results. That’s why general contractors call us when a Cover ADU is out of square or a module won’t level. And every job gets The Kingswell Way: say the price before the work, show up in the window given, leave the place cleaner than found, put the guarantee in writing, and come back if it fails.
Common Cover ADU Problems We Fix in San Diego
Cover units are well-engineered. But no panelized steel structure is immune to San Diego’s particular combination of marine layer moisture, thermal cycling, and hillside movement. Here’s what we see most often.
- Anchor bolt loosening on hillside slabs. Cover S Series studios and L Series one-bedrooms set on east-facing hillside slabs in neighborhoods like Clairemont and Point Loma experience repeated thermal cycling. Steel expands and contracts daily, and over two or three San Diego summers, anchor bolts can back off enough to let the base track shift. We re-torque to factory spec and, where the slab edge wasn’t thickened during the original pour, we cut a 24-inch perimeter footing and re-anchor with epoxy-set wedge anchors.
- Seam gasket degradation from UV and marine layer condensation. Cover’s panel seams use compression gaskets. In coastal zones like La Jolla and Ocean Beach, the combination of direct UV exposure and nightly marine layer condensation breaks down those gaskets faster than inland. You’ll see faint moisture staining at interior seam lines. We replace with marine-grade EPDM gaskets, which hold up far longer in salt air than the original material.
- Roof cassette deflection over the door header. On Cover G Series garage-conversion units and some T Series two-bedrooms, we track a pattern: the prefab roof cassette can deflect slightly over time above the door header, which then racks the header out of square. The door starts to stick. In one case last spring, a North Park G Series had racked enough that the sliding door wouldn’t fully close. We re-blued the header with a galvanized stiffener plate and re-squared the opening.
- Rigid foam insulation shrinking at panel seams. Cover panels are insulated with rigid foam. Over several years, that foam can shrink just enough at the seam edges to create a thermal bridge. Homeowners notice it as a cold stripe along an interior wall in winter, most often on L Series bedroom walls. The fix is removing the seam trim, injecting closed-cell foam, and re-sealing. It’s detailed work but usually a one-day repair.
- Legacy unpermitted garage work underneath a Cover install. This one is very San Diego. In older neighborhoods like North Park and Normal Heights, many garages were converted to living space decades ago without permits. When a Cover G Series goes onto that footprint, the old unpermitted slab or framing underneath often fails inspection or causes the new unit to sit out of level. We have to untangle the legacy work before the Cover unit can be properly set and signed off.
Cover Parts & Our Repair-vs-Replace Approach

We start with Cover’s original panel and gasket specifications. Then we source equivalent-grade structural steel and closed-cell foam from local San Diego fabricators. Why local? Because Cover’s manufacturer lead times for replacement panels run 8 to 12 weeks in San Diego, and most homeowners can’t wait three months for a wall panel. Our local sourcing usually gets parts in hand within a week.
We’re honest about repair versus replace. If a panel is surface-corroded but the frame is square and the deflection is under 1/4 inch over 8 feet, we re-seal, re-torque, and move on. If we measure deflection beyond that threshold, or if the seam movement is visible when the wind pushes on the unit, we recommend full panel replacement. We’ll show you the measurements before we recommend anything. Call (619) 376-2760 and we’ll walk you through what your unit actually needs.
Our Cover Service Process – Step by Step
Our crew follows the same sequence on every Cover job, whether it’s a simple seam re-seal or a full re-anchor. It keeps the work consistent and the homeowner informed.
- 1
Diagnosis. We measure torque on every accessible anchor bolt, check panel seams for gasket degradation and moisture intrusion, and look for deflection in the roof cassette and door headers. We log every measurement. If there’s an ECM on the unit, we pull the diagnostic data.
- 2
Written plan and price. We tell you what we found, what we recommend, and what it costs, in writing, before any work starts. That’s The Kingswell Guarantee. No price changes at the door.
- 3
Repair or install. Our background-checked, uniformed crew does the work. If it’s a foundation issue, we handle the grading, the footing, and the re-anchoring. If it’s a seam issue, we re-gasket and re-seal. If it’s energy performance, we bring the unit into Title 24 compliance and document the improvement.
- 4
Testing and verification. We re-check every torque value, run a blower door test where an energy retrofit was done, and confirm the unit sits level and square. We show you the numbers.
- 5
Written guarantee. Every Cover service job comes with our 365-Day Done Right Promise in writing. If something isn’t right within a year, we come back and make it right, free of charge.
Cover Products We Service & Install in San Diego

We work on every Cover product line currently in the field, along with pre-2020 units that were set before some of the current series naming took hold.
- Cover S Series – the studio unit, the most common we see on San Diego rear lots. Anchor torque and seam gaskets are the main service items.
- Cover G Series – the garage-conversion footprint. We see more foundation and slab issues on these than any other Cover line because they often sit on older garage slabs never designed for a live load.
- Cover L Series – the 18-foot-wide one-bedroom. The long wall span makes thermal bridging at panel seams more noticeable, and we handle that insulation work regularly.
- Cover T Series – the two-bedroom with 24-foot interior depth. Roof cassette deflection over door headers shows up most on this series, and we keep galvanized stiffener plates in stock for exactly that repair.
Beyond Cover-specific service, we also handle our Home Addition Contractor services, foundation and grading work, and Title 24 energy compliance for any Cover unit in San Diego.
We Also Service These Brands
While this page is about Cover, our San Diego crew also services and installs Abodu and Dvele units. Different manufacturers, different panel systems, same approach: written price first, warranty-safe repairs, and a written guarantee on every job. If you own one of those brands and need a local independent crew, the same phone number works.
FAQs – Cover ADU Service in San Diego

Is Lodgewick ADU San Diego authorized by Cover?
No. We’re an independent Cover service provider, not an authorized or factory-affiliated shop. That means we can often move faster than the manufacturer’s own service pipeline, and we’re free to source equivalent-grade parts locally when factory lead times stretch out. We tell you that plainly so there’s no confusion about who you’re hiring.
Do you use genuine Cover or OEM parts?
We start with Cover’s original panel and gasket specs, then source equivalent-grade structural steel, EPDM gaskets, and closed-cell foam from Cover service in La Mesa and other local San Diego fabricators. For the critical structural connections, like anchor bolts and stiffener plates, we use materials that meet or exceed the factory spec. Manufacturer replacement panels run 8 to 12 weeks in San Diego; our local sourcing typically gets parts in about a week. Call (619) 376-2760 and we’ll tell you exactly what your repair would need and where the parts come from.
How long does Cover service take?
Most seam re-seals and re-torquing jobs take one day on site. A full re-anchor with a new perimeter footing runs three to five days, including concrete cure time. Panel replacement depends on fabrication, but with our local fabricators it’s usually one to two weeks from diagnosis to completion. We give you a defined arrival window and stick to it.
What Cover models and series do you cover?
We service the Cover S Series studio, G Series garage-conversion footprint, L Series one-bedroom, and T Series two-bedroom. We also see pre-2020 Cover units that were set before the current series names, and we service those too. If you’re not sure what series you have, call us and describe the footprint, and we’ll tell you what you’re working with.
Will service void my Cover warranty?
If your unit is still under Cover’s factory warranty, we recommend checking the warranty terms before any independent work is done. We work warranty-safely: we don’t modify the structural frame beyond factory specification, and we document every repair with measurements and photos. But we’re not an authorized service provider, and we’ll never claim otherwise. For a lot of San Diego homeowners, the factory warranty has already expired or the wait for factory service is longer than the problem can wait.
How much does Cover ADU service cost in San Diego?
That depends entirely on what the unit needs. A seam re-seal and re-torque on an S Series studio typically runs $800 to $2,400. Re-anchoring a G Series on a thickened-edge footing with epoxy-set wedge anchors usually lands between $6,000 and $14,000, depending on slope and access. Panel replacement is project-priced once we measure the deflection and confirm fabrication costs. Every estimate is free, written, and delivered before any work starts. Call (619) 376-2760 for an exact quote on your unit.
